Do Upgrades Count in a Down Market?
I have been receiving a lot of questions recently from both buyers and sellers, about how to factor in upgrades to their estimates value of the home. Do upgrades increase the price per square foot that I should be paying, and if so, by how much? The answer to this question is not very straightforward and it ultimately the answers depends on the buyer (That’s what I tell them, I don’t give different answers to different clients). Let me explain a little further. It depends on the particular buyer because each buyer has his/her own different threshhold to how much time and money he/she would like to spend upgrading.
Right now, there are a lot more people looking to buy houses just purely for an investment, and they want the “deal of a lifetime.” Usually, this group of clients are more open to performing the upgrades themselves and they just want to look at the bottom line price and feel good about their purchase.
The other type of buyer is the homeowner, who is looking to buy a new house to call their home, and they want something that they can see themselves living comfortably in for the next 5, 10, 20 or more years. They also would like to find a home that is “turnkey,” or ready to move in. They don’t want to go through the hassle of buying and moving AND then have to deal with the inconvenience of upgrading. So the amount they are willing to pay for the upgrades will be more and the more and more “homeowner” buyers that come into the market, the more valuable upgrades will be.
As for a dollar amount, it really depends on the upgrades. Are they simple upgrades or are they over-the-top extravagant upgrades. To get an idea of what I mean by over-the-top, look at the recent article in the OC Register regarding the proclaimed “House of Versace.” Now, this example is an exaggeration, but what I mean is that sometimes personal upgrades can actually deter buyers. I, and I feel most, think that the example house is atrocious, and it would make me want to pay less. But, what I mean is that the premium a person spends on an upgraded house really depends on the amount and tastefulness of those upgrades. Small upgrades, like distressed wood floors, granite counter-tops, crown molding, and window treatment can mean the difference between your house selling or your neighbors house down the street selling. However, you probably will not see a dollar for dollar return if your house is upgraded with all the finest and most expensive materials.
Buyers are just not looking to spend large amount of cash to upgrade their home, therefore, they are not willing to pay a seller a large premium for hsi top of the line upgrades. In general, I do believe that prospective buyers are willing to pay a premium for a nicely upgraded home, but as long as its conservative.
